We have arranged our services into clear packages according to what you are protecting – a house, a larger building, a rooftop PV system or a solar park. Pick the one closest to your situation and we will tailor it at the survey.

Each package sets out exactly what we supply, install and test, so you know what you are getting before we have even met. You do not need to be an engineer to choose – go by the type of site and by whether you need earthing only, lightning protection only or complete protection including surge protection. Every package follows the same logic: earth electrode, air-termination system, down-conductors, equipotential bonding and SPDs – because a rod on the roof without an earth electrode and without SPDs is only half a solution. Houses and buildings

From earth electrode to complete protection

Three levels for the house – earthing, external lightning protection and complete protection with coordinated SPDs – and a separate solution for apartment blocks, offices and halls. Each level builds on the one before, so you can start with the foundation and add to it later.

Earthing for a house

The foundation without which neither lightning protection nor SPDs can do their job.

Suitable for: Houses and villas with no earth electrode, or with an old, corroded one whose resistance is above the permitted value; new builds at the foundation stage.

What is included

  • Site survey and soil resistivity measurement to choose the right type of earth electrode
  • Earth electrode to suit the ground – a ring of hot-dip galvanised strip around the house, or deep-driven rod electrodes where space is limited
  • All below-ground joints welded or clamped, with anti-corrosion protection

Lightning protection for a house

Air terminal, down-conductors, earth electrode and entry SPD – the complete external LPS from one team, usually in one or two days.

Suitable for: Detached houses and villas, especially on open, elevated or mountain sites; houses with a chimney, aerials or solar panels on the roof (the panels are brought into the protected zone as an option); new houses awaiting commissioning.

What is included

  • Risk assessment and determination of the lightning protection class to EN 62305-2
  • Air-termination system of your choice – an ESE air terminal on a mast above the highest point of the roof (to NF C 17-102 and Ordinance No. 4), or conventional aluminium-alloy rods and a ridge conductor along the ridge and chimneys, sized by the mesh and protective-angle methods to EN 62305-3
  • Two down-conductors along the shortest route to earth (for an ESE terminal – as required by NF C 17-102), with holders to suit the roof and façade and a test joint on each

Complete protection for a house

Lightning protection, earthing and surge protection as one coordinated system – for a house with an inverter, heat pump, air conditioners and electronics.

Suitable for: Houses with an inverter, heat pump, air conditioners and electronics, whose owners want to protect both the building and the equipment inside it in one go – as a single coordinated system, with the full set of documents.

What is included

  • Everything in the "Lightning protection for a house" package – air terminal, down-conductors, earth electrode, entry SPD, testing and documentation
  • Check and, where needed, improvement of the house earthing so that the SPDs can do their job
  • Sizing of the entry Type 1+2 SPD for the earthing system (TN or TT), with a coordinated back-up fuse and check of the connecting-lead lengths

Lightning protection for buildings and halls

Apartment blocks, offices, warehouses and production halls – designed, installed and documented for acceptance.

Suitable for: Owners' associations and building managers, developers and companies – for buildings with a flat, metal or membrane roof and for sites that must pass an acceptance committee.

What is included

  • Risk assessment to EN 62305-2, lightning protection class and a design solution with drawings
  • Air-termination system to suit the roof – mesh with rods for flat roofs, with the cell size set by the class; for a metal roof of sufficient thickness – use of the roof itself as a natural air termination to EN 62305-3; ESE air terminals on masts for large open areas
  • Rods for rooftop plant – air-conditioning units, ventilation, aerials
Photovoltaic systems

Protection for every plant – from rooftop to park

The modules sit on a metal structure at the highest point of the site, wired straight to expensive electronics. Three packages by scale – a home system, a commercial rooftop plant and a ground-mounted park. We come from the solar industry and know where the damage starts.

Protection for a home PV system

Bonding of the mounting structure and SPDs for the inverter – the minimum every home PV system should have, and in practice often lacks.

Suitable for: Houses with a new or existing PV system – with or without an LPS, whoever installed it.

What is included

  • Survey of the modules, mounting structure, DC cable route, inverter and main board
  • Check of whether the modules fall within the protected zone of the existing LPS, if any, and whether the separation distance is kept
  • Equipotential bonding – mounting structure and module frames connected to the main earthing terminal with copper conductor of at least 6 mm² (16 mm² where the structure is bonded to the LPS)

Protection for a commercial rooftop PV plant

Isolated LPS, bonding of the structure and SPDs at every inverter – for the roofs of halls, warehouses and commercial buildings.

Suitable for: Companies and investors with a plant on the roof of an industrial, warehouse, retail or office building – at construction stage or when bringing an existing plant into compliance.

What is included

  • Risk assessment to EN 62305-2 and a technical solution that takes the building's existing LPS into account
  • Isolated air-termination system – rods and masts positioned by the rolling sphere method, without shading the modules and with the separation distance to EN 62305-3 maintained wherever achievable
  • Direct bonding of the mounting structure to the LPS where the separation distance cannot be kept

Protection for a ground-mounted solar park

Earthing grid, air terminals along the rows and coordinated surge protection – from the string combiner box to the transformer station.

Suitable for: Investors, EPC contractors and operators of ground-mounted plants – from small parks to multi-megawatt sites, including those where the insurer requires documented protection.

What is included

  • Risk assessment to EN 62305-2 and a design for the complete protection, coordinated with the electrical design
  • Earthing grid of galvanised strip or copper conductor linking the table posts, inverter stations, transformer station and fence into one system
  • Calculation of the grid resistance and verification of step and touch voltages against the permissible limits
Services and add-ons

On their own or with any package

One-off testing with a certificate, surge protection in an existing board, design for the building permit and scheduled periodic inspections – on their own, for a new site or for an installation that already exists, ours or someone else's.

Testing and test certificate

A one-off visit, a set of measurements and a document that an acceptance committee, an insurer or a buyer will accept.

Suitable for: When you need a test once: for a new installation before commissioning (Act 16 or the occupancy certificate), when selling a property, for an insurer, or simply to find out whether your earthing is fit for purpose – whoever built it. For regular scheduled checks see "Periodic inspection".

What is included

  • Site visit with calibrated instruments
  • Resistance measurement of every earth electrode with the test joints opened – by the fall-of-potential or clamp method
  • Continuity check of the air-termination system and down-conductors

Surge protection for an existing board

A Type 1+2 or Type 2 SPD selected for your board and earthing system – without rewiring the rest of the installation.

Suitable for: Houses, flats, offices and workshops without an SPD – especially those with an inverter, heat pump, air conditioning or sensitive electronics; essential wherever an external LPS is installed.

What is included

  • Inspection of the board, the earthing system (TN or TT – with a 3+1 SPD configuration for TT) and the condition of the earth electrode – without a working earth electrode an SPD cannot do its job
  • SPD selection – Type 1+2 at the service entrance where an external LPS exists, Type 2 in the main board in all other cases
  • Installation with a coordinated back-up fuse and the shortest possible leads to the main earthing terminal – 0.5 m in total at most

Design and documentation

Lightning protection and earthing design for the building permit – from the risk assessment to the drawings, the specification and the answers to the supervising engineer.

Suitable for: Developers, contractors and design offices on new builds and refurbishments; owners who need to regularise or document an existing installation.

What is included

  • Risk assessment to EN 62305-2 and determination of the lightning protection level (LPL) and class of LPS
  • Positioning of the air terminals by the rolling sphere, protective angle or mesh method, or by the protection radius to NF C 17-102 for an ESE air terminal
  • Down-conductor routes and separation distances from metal parts and cables

Periodic inspection

The mandatory inspection under Ordinance No. 4 and EN 62305-3 – scheduled to suit your lightning protection class and site category, with a certificate, a log entry and a reminder for the next one. We track the deadlines for you.

Suitable for: Hotels, commercial buildings, residential blocks, solar parks and houses with an LPS that are subject to periodic inspection; owners who would rather not track the deadlines themselves.

What is included

  • Schedule according to the lightning protection class and site category – visual inspection every one to two years, full inspection with measurements every two to four years
  • Visual inspection of air terminals, masts, down-conductors, fixings and anti-corrosion coatings
  • Check that new rooftop equipment – aerials, air-conditioning units, PV modules – has not encroached on the separation distances

The packages describe the typical scope of work, not a ready-made quote. Each one is adapted to the site in question – roof, soil, existing installation, electrical system and lightning protection class – so you receive an itemised proposal after a free site survey. We work with materials and devices from established European manufacturers with declarations of conformity, and every installation is handed over with a test certificate that you can present to an acceptance committee, an insurer or an inspecting authority.

FAQ

Frequently asked questions

How do you arrive at the quote for a package?
Once you get in touch we arrange a survey – free in Sofia and the surrounding region. On site we look at the roof, the façade, the switchboard and the ground for the earth electrode, measure the soil and the condition of any existing electrodes, and agree which package fits and what needs adding. Within a few days you receive an itemised quote – materials, labour, testing and documentation – so you can see exactly what you are getting. The scope in the quote is final unless you change it.
ESE air terminal or conventional mesh – which should I choose?
Both are full lightning protection when properly designed and installed. An ESE air terminal is a single rod on a mast covering a large radius – installed to NF C 17-102 and Ordinance No. 4, quick to fit and almost invisible, which is why it is the usual choice for houses with complex pitched roofs. Rods with a ridge conductor, or a mesh, to EN 62305-3 are more predictable and better suited to flat and metal roofs, halls and roofs with a lot of equipment or photovoltaics, where the protection needs to be spread out. The house packages offer both, and at the survey we show you each option on your own roof.
Is a test certificate included?
Yes, in every package. An installation that has not been tested is an installation that has not been proven. On completion we measure the earth electrode resistance and the continuity of the conductors, issue a test certificate with a statement of compliance and, for new sites, an installation record. These documents are needed for final acceptance (Act 16) or the occupancy certificate, for the insurer and for future periodic inspections.
How long does installation take?
Earthing or an SPD in a board – usually within a day. Lightning protection for a house, including the earth electrode and the entry SPD – usually one to two working days; complete protection for a house – two to three days. A home PV system – one day; a commercial rooftop plant – from two days to a week depending on the number of inverters. Solar parks and large buildings – to a schedule agreed with the main construction programme. Testing and certificate – one visit, with the documents delivered within a few days. The exact timings are stated in the quote.
What warranty do you give?
A written warranty on our workmanship, and the manufacturer's warranty on the materials – air terminals, SPDs and earthing components from European manufacturers carry their own factory warranty. The terms are stated in the quote and the contract. The warranty remains valid as long as the installation is inspected periodically as the standards require – which is why we also offer an inspection contract.
Can I combine packages?
Yes – that is exactly how they are designed. The house packages are tiered – the earth electrode is the foundation, the LPS builds on it and includes the entry SPD, and coordinated surge protection in every board completes the system – so you can start with earthing and add the rest later. The services in the third group can be attached to any package or ordered on their own, including for installations built by other companies. If your house also has a rooftop PV system, we combine "Lightning protection for a house" with "Protection for a home PV system" in a single quote, and the shared items – survey, travel, documentation – are done once.
